Project Overview
Diversified Roofing Solutions partnered with the owner of a multi-tenant retail property in Rochester, Michigan to restore a 10,438-square-foot low-slope TPO/PVC roofing system serving multiple commercial tenants.
The roof had developed active leaks that were impacting operations at one of the property’s restaurant tenants, creating urgency around a solution that could quickly eliminate water intrusion while minimizing disruption to the businesses operating below.
The goal of the project was to stop active water intrusion and extend the roof’s service life while avoiding the cost and disruption of a full roof replacement.
Challenge
Following a comprehensive roof evaluation, DRS identified active leaks originating from failed seams and deteriorating waterproofing details across the low-slope system. The roof also featured numerous rooftop units, each presenting additional penetrations and detail work that needed to be addressed to fully eliminate water intrusion.
Despite the active leaks, the evaluation confirmed the existing TPO/PVC membrane remained structurally sound, meaning a full tear-off and replacement wasn’t necessary to solve the problem.
Because the property is a multi-tenant retail center, including an active restaurant, minimizing disruption to tenant operations was a key priority throughout the project.
